Provides maintenance for grounds and common areas of all SCF-owned buildings including basic/simple repair of equipment, maintenance of facilities and mechanical systems not requiring! a trades license, installation or reconfiguration of work stations and shelving/wall hangings, and landscaping.
This is a job progression, three job levels, designed to provide progressively more responsible and independent work experiences to participants as part of the overall assessment of their ability and capability. Promotion between job levels is based on performance on prior assignments and the demonstrated ability to successfully handle more progressively responsible assignments.

Must gain proficiency in the performance of the primary duties which are General Maintenance and secondary set of job duties (Grounds) in order to provide fl! exibility in job assignments during to absences and shifting work load volume. The sets of job duties are labeled as General Maintenance and Grounds. Examples of the sets of job duties are as follows:
- General Maintenance - housekeeping/janitorial services, condition of floors/walls/ceilings, operation of handicapped door pads, plumbing and lighting, repairing office furniture, changing lights, installing shelving, changing filters, etc.
- Grounds - basic general maintenance of equipment, landscaping, watering, planting, seeding , trimming, pruning, mowing, fertilizing, pest control, shoveling snow, plowing snow, removing trash, dirt and leaves from common areas; entryways, sidewalks, restrooms, parking lots, dumpster enclosures, hanging pictures, cleaning up water, installing signage, spreading snow melt and gravel, driving a 4x4 pickup truck equipped with a snow plow.
Maintains compliance with all policies an! d procedures related to human resources, safety, and other related policies and procedures.
Must be available for on-call work and be able to adjust to a changing work schedule based on emergencies and scheduled maintenance activities.
Ability to follow written and oral instructions.
Ability to respond calmly and effectively to requests, inquiries or complaints.
Ability to meet deadlines.
Ability to be alert and aware of hazards and apply safety practices and principles in preventing and reporting accidents.
Demonstrated coordination skills and ability to lift up to 75 lbs.
Working knowledge of grounds-keeping, snow removal duties and techniques, basic carpentry, general maintenance related to electrical plumbing, and mechanical systems.
Ability to maintain and operate manual and gas/electric powered standard landscaping equipment, snow plows, and basic plumbing, electrical and carpentry tools.
Ability to work without constant supervision! and able to determine areas in need of attention.
Knowledge of small gasoline engines including proper use and maintenance.
Ability to maintain quality, safety and infection control standards.
Additional Responsibilities for Maintenance Technician II: Meets all requirements of Maintenance Technician I in addition to the following:

1. Performs general maintenance as necessary to building systems and equipment. Provides prompt response to any request for repair, service or assistance.
2. Coordinates da! ily with their supervisor to discuss work order priorities.
3.! Performs a variety of general maintenance tasks independently, including but not limited to: basic plumbing, carpentry, painting, sheetrock tape and texture, electrical maintenance type repairs, unplugging toilets, hanging pictures, cleaning up water, installing signage, installing shelving, repairing office furniture, resetting thermostats or DDC temperature controls, changing filters, shoveling snow, spreading snow melt, and driving a 4x4 pickup truck equipped with a snow plow.
4. Advises supervisor of any potential safety or cleanliness problems with building environments, including but not limited to housekeeping/janitorial services, HVAC systems, condition of floors/walls/ceilings, operation of handicapped door pads, customer-owner and staff parking, snow removal, grounds keeping, and lighting.
5. Assists with the retrieval of supplies, materials and equipment as directed by supervisor.
6. Participates in the Southcentral Foundation Safety C! ommittee and assists with implementing safety policies and procedures, as needed.
7. Must maintain a high degree of professionalism.
8. Ability to respond calmly and effectively to requests, inquiries or complaints.
9. Ability to work under the pressure of meeting multiple deadlines.
10. Ability to be alert and aware of hazards and apply safety practices and principles in preventing and reporting accidents.
11. Demonstrated coordination skills and ability to regularly lift up to 75 lbs.
12. Ability to use basic painting, plumbing, electrical and carpentry tools to perform basic maintenance tasks.
13. Ability to work from manuals, blueprints, or other specifications and find solutions to problems.
14. Ability to maintain quality, safety and infection control standards.
QUALIFICATIONS:
SCF programs are established for the purpose of serving a primary population comprised of Alaska Nati! ves who are affiliated with the Cook Inlet Region Inc. (CIRI), and Alas! ka Natives and American Indians within SCF’s geographical service area. Employees should have a thorough understanding of the cultures and the needs of the CIRI members, and of the general culture and needs of Alaska Natives and American Indians. Such knowledge is critical in order to ensure the achievement of the mission and vision of SCF: working together with the Native community to provide the best services with Native staff who value the family and family wellness as the heart of the Native community.
1. High School Diploma or GED.
2. Two (2) years of related building maintenance and/or grounds-keeping experience basic carpentry, basic plumbing, and basic electrical systems.
3. At least eighteen (18) years of age.
4. Valid Alaska driver’s license.
5. No more than 3 moving traffic violations (as defined by Alaska Statutes Title 28) or 2 at-fault traffic accidents in the previous three (3) years.
6. The driver mus! t not have had a ‘Driving Under the Influence’ (DUI) or ‘Driving While Intoxicated’ (DWI) violation in the past five (5) years.
Additional Qualifications for Maintenance Technician II: Meets all requirements of Maintenance Technician I in addition to the following:
1. Four (4) years of hands-on building maintenance experience (or construction experience) is required with demonstrated knowledge of basic painting, carpentry, plumbing, electrical, mechanical and building HVAC systems.
Working Environment:
- Employee may be exposed to: work near moving mechanical parts (under 1/3 time); work in confined spaces (under 1/3 time); outdoor weather conditions (under 1/3 time).
Physical Demands:
- Position requires: stand (under 1/3 time); walk (to 2/3 time); sit (under 1/3 time); use ha! nds to finger, handle or feel (to 2/3 time); reach with hands and arms ! (under 1/3 time); climb or balance (under 1/3 time); stoop, kneel, crouch, or crawl; talk or hear (under 1/3 time).
- Weight lifted or force exerted: Up to 10 pounds (under 1/3 time), Up to 25 pounds (under 1/3 time).
- Special vision requirements: Close vision (clear vision at 20 inches or less), Peripheral Vision (ability to observe an area that can be seen up and down or to the left and right while eyes are fixed on a given point). Depth perception (three-dimensional vision, ability to judge distances and spatial relationships). Ability to adjust focus (ability to adjust the eye to bring an object into sharp focus).
- Additional physical demands: this position requires driving; employee may be required to work holidays, evenings, weekends, and nights; employee must be able to respond when needed by prompt appearance at a required location; travel may be required.
